Spring is officially here! Take advantage of the moderate temperatures to get a head start on your spring home maintenance checklist. Use our list to get started!

Exterior


Roof

The easiest way to check your roof is to use binoculars. Keep an eye out for loose or missing shingles. Check for leaks and make sure vents are clear. Clean accumulated debris out of gutters and check alignment. Make sure flashing around roof stacks, vents, and angled areas/corners are in proper place and that there are no leaks in surrounding areas.

Top Interior Trends for 2015

2015 is all about mixing it up in interior design.

In past years trends were easy to identify by certain prints, color choices, and products. Rim Hamburgh, from The National, says this year’s trends are more fluid than ever, as they are suggestions and themes, rather than strict rules. Reinventing your space by blending classic pieces with trends, especially traditional, contemporary and rustic, will add to the eclectic nature of our interiors as well as evoke a style that’s unique to you.

Colors

Blues, especially those that are dark, are everywhere this year. Blue is perfect for pairing with a range of colors, making it easy to add into your existing decor. Tip: Use the 60-30-10 Rule when deciding how much of a color to add to a room. 60% of a space should be the dominant color, 30% should represent a secondary color, and 10% of a color scheme is for an accent color.

Commonly Overlooked Details During Homebuilding

The construction drawings for your home are the road map that spells out every detail of your home and how it should be built. This is what the builder and subcontractor will use throughout the process of building your home. Ask your builder what all the symbols mean, so you can visualize what your space will look like. Study the floor plan and think about how you will use each room and what modifications you might want done during construction. This will save you time and money if you have to change something while your home is still under construction.

 

Switches & Electrical Outlets

Take note of where the electrical outlets and light switches will be located in your home. Think about outlets for your Christmas tree, small appliances, and wall-mounted flat-screen TV. Do you hate digging your hairdryer out of the drawer to plug it in everyday? Add an outlet to the bathroom drawer so you never have to unplug it. Opt for 4-plug outlets instead of 2; in areas you tend to accumulate electrical devices.

 

Outside Outlets & Faucets

Think about what outlets and faucets you will need outside. Do you want an outlet for Christmas lights in the eave of your house to eliminate the eyesore of an extension cord? Do you grill out a lot? Consider a natural gas line on the deck to avoid having to replace the propane tank every time it runs out. Discuss options with your builder to make sure the outside setup of your house will work well with your lifestyle.

 

Built-in shelves Ample Storage

Ample storage is necessary, but also pay attention to where to place your storage space. Do you want a closet in the foyer? It’s a wise choice when living in a colder climate where coats are worn about half the year, especially if you entertain in your home.  Also, consider opting for built-in shelves and storage. Not only are Built-in shelves functional, but also make a home look and feel more custom.

 

Lighting

Lighting not only adds to the atmosphere of a home, but it can help make important tasks, such as cooking or shaving, easier. The key rooms to light are bathrooms and kitchens. In the bathroom opt for both overhead and task lighting, such as ceiling fixtures coupled with sconces. Under cabinet lighting in the kitchen can help tremendously when you’re cooking, while giving the room added ambience when entertaining guests. Consider rooms in your house where you tend to do detailed tasks and add lighting to these areas.

 

With so many decisions to make when building a new home, it’s easy to overlook the small but important details, yet sometimes the smallest details end up being the most useful to you.

Holiday Season is Home Buying Season

Bet you didn’t know that the holidays are one of the best times of year to shop for a new home!

No Santa isn’t likely to put one in your stocking, and you won’t get any Black Friday deals, but it’s a great time to choose your much coveted home.

There are a number of factors that figure in to holiday home shopping both for the seller and the buyer. If you are looking during the holidays, you probably have an immediate need for a new home. When it comes to new homes, often builders are looking to close as many homes by the end of the year.

When you shop for a new home during the holidays you are also less likely to lose your favorite home site or available home to the next person who walks through the model doors. This doesn’t mean it still can’t happen, but there are fewer serious buyers out during the holidays.

If you find something you like, you are likely to see your mortgage approval move quicker and more smoothly this time of year. Because there is less volume it could mean faster approvals.

So if you are still trying to figure out what to get the family for the holidays…think about a new home!
